NSPIRE Pre-Inspection Services for HUD-Assisted Properties

Get a practical property-readiness assessment before inspection day. We identify visible deficiencies, help your team prioritize corrections, and prepare staff in English or Spanish.

Discuss Your Property

An official NSPIRE inspection should not be the first time your team sees a problem. A pre-inspection gives property managers, housing authorities, and maintenance teams a structured way to find issues, organize repairs, and prepare the people who will carry the work through.

What a pre-inspection gives your team

Property walkthrough

A focused look at units, common areas, and exterior conditions based on the current NSPIRE framework.

Repair priorities

Clear direction on what needs attention first, so available time and budget go to the most important work.

Staff readiness

Plain-language coaching and bilingual training that helps the people making repairs understand what they are looking for.

Our NSPIRE pre-inspection process

  1. Understand the property and timeline. We start with the property type, number of units, inspection date if known, recent score history, and current concerns.
  2. Walk the property and document findings. We organize observable issues so your team can see what needs attention and where.
  3. Prioritize correction work. We help distinguish immediate health-and-safety concerns from items that can be scheduled into a broader maintenance plan.
  4. Review the plan with your team. Your managers and maintenance staff can ask questions, clarify next steps, and identify where training will help.
  5. Build lasting readiness. For teams that need it, we add hands-on or virtual NSPIRE training in English or Spanish.
Important: This is an independent readiness service, not an official HUD inspection. It does not replace HUD’s inspection process or guarantee a particular score.

Built for the people who do the work

Kendra REAC Consultant serves affordable housing organizations, public housing authorities, HUD-assisted owners, and property management teams throughout the United States and Puerto Rico. Sandra Romero-Negron brings HUD REAC certification since 2009, field-inspection experience, and a practical training style designed for managers and maintenance teams.

Our bilingual work is a real operational advantage: Spanish materials and training are created for Spanish-speaking teams, not simply added as an afterthought.

NSPIRE pre-inspection FAQs

What is an NSPIRE pre-inspection?

It is a readiness assessment performed before an official inspection. The objective is to identify observable deficiencies, prioritize corrective work, and help the property team prepare.

When should we schedule?

Thirty to sixty days before an anticipated inspection is a useful planning window. It leaves room to organize repairs and verify corrections. If your inspection is sooner, tell us your date and we will discuss options.

Is this an official HUD inspection?

No. Kendra REAC provides an independent consulting and readiness service. HUD determines official inspection results and scores.

Where do you work?

We work nationwide and in Puerto Rico, with on-site, virtual, and hotel-based training options.

Start with your property, not a generic checklist.

Tell us your property type, unit count, inspection timeline, and team needs. We will respond within one business day.
